There is no good outcome.  The only solution is to be proactive.

A candid discussion....

There is no question that Landlords have a new enemy.  The bed bug epidemic is here to stay and will most likely get worse.   

As a landlord, you have 2 choices: 
1) Make it your tenant's problem.
2) Proactively work to identify infestations and deal with them as they are found.  

We are not lawyers and will never claim to be.  However, we are seeing lawsuits against larger complex owners where infestations are rampant and going through common walls and down hallways.  We have been called to quickly fix infestations before cases go to trial.  

We are also seeing higher turnover rates when the landlords leave the solution to the tenant.   In many cases the tenant will leave.  As the landlord you get 2 costs:  1) Turnover costs 2) Extermination costs.  Then having new tenants find an old infestation makes it that much worse.

Asking tenants to self-report bed bugs doesn't work either.  Some tenants are embarrassed or fearful to make the phone call.  Again, they leave.  

In the end, Landlords are realizing that bed bugs are part of the new world order, not a passing fad.  It is proving to be more cost effective for landlords to proactively seek out infestations and deal with them.  The cost of dealing with them up front tends to be lower then dealing with them on the back end after the tenant leaves.

Word on the Streets...

"As a Landlord we have been fighting a Bed Bug epidemic at our Apartments complexes for the past three years. We relied on a local pest control company that employs the traditional methods of extermination. After two years of using that traditional method we found ourselves still fighting an ever growing infestation of Bed Bugs.  March of this year we began looking at the other methods of exterminations on the market. One such method was the use of heat to dry up the Bed Bugs. But our research found this method very labor intensive. Then we found a method that at first made us skeptical, but once we show the method in action, we were sold, on the ideal of using the power of a beagles nose to locate and form a direct attack of killing this pest. With M2 Bed Bugs,  we were able to use “Turbo” the Bed Bug Sniffing Beagle to seek and find the hiding places of these Bed Bugs.  Turbo's handler Mike Posey was then able to use his extermination methods to kill and kill and kill these biting bed bugs. Mr. Posey went out of his way to work closely with us and each tenant to get rid of this pest. With the fabulous help of Turbo and M2 Bed Bugs, we can now say that we are currently Bed Bug FREE in all of our housing Complexes. M2 Bed Bugs was also able to assist us with the extermination of a Roach infestation that we had, that another pest control company was unable to exterminate. My maintenance guy is a master exterminator! 

He probably is for spiders, ants, and rodents; but not for bed bugs.  Bed bugs require training and the right equipment:

1) The first problem is finding bed bugs.  We use dogs.  Why do we spend thousands of dollars on trained dogs?  Dog food?  Dog beds? Vet bills? It's because bed bugs are great at hiding and humans simply aren't that good at finding them.   If you leave one or 2, the infestation returns.

2) Unless he is a licensed exterminator, he's not using anything effective on bed bugs.  The few pesticides that are effective can only be purchased by licensed exterminators.  They are very expensive.  They are so expensive that most general exterminators do not buy them.  We spend thousands of dollars on the good stuff.  (If we were killing spiders, we would be spending a lot less money on pesticides)

True story: A property manager leaves units vacant for 6-8 months.  The owner had no idea and lost thousands! (And to this day is still losing thousands) 

We talked to a properly manager that left bed bug infested units vacant for 6-8 months until the bed bugs died from starvation.  Does this work?  Yes, It does.  But at what cost?  Tenant turnover costs are high enough!  Then you add 6-8 months of lost rent on top?  It wasn't her money.  She didn't care.  

M2 can heat/spray an infested unit, certify it, and allow you to rent it in a couple days.  

Can M2 handle large complexes?

​Yes!  We do this today.  We will bring several teams if necessary. This is not something extraordinary for us.  We do this regularly.  We have many handler/dog teams, each highly skilled. It's common for us to bring more then one dog and create a search overlap for extra assurance.  It never hurts to double check.
